The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 209296 106 REV P6, 12 39 13, 14 40 203, 14 40 303, 12 39 15 REV D, 14-40-103A, 12 39 03, 12 39 11, 12 39 12, 12 39 14 REV A, 12 39 02, 14 40 202, 14 40 302, 14 40 201, 14 40 301 REV B and 12 39 200, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P20/S3837/DIS

Prior to the commencement of any phase or sub phase of the development hereby approved samples of all materials to be used in the external construction and finishes of that phase of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development for the conversion of the tithe barn the following details shall be submitted to and approved in writing by the Local Planning Authority: i) Details of treatment to stone walls to include details of any rebuilding, repointing, repair and internal finishes (to include drawn details and cross sections where appropriate) ii) Details of the extent and nature of timber repair and replacement iii) Method statement for any underpinning iv) Details of proposed roof composition to include cross sections showing any insulation, felts and internal finishes. v) All clay tiles to be those reclaimed from the roof previously with any shortfall made up in clay tiles to match vi) Notwithstanding the details shown on the plans, the rooflights will be conservation rooflights (not conservation style rooflights). These a slim framed and sit flush with the plane of the roof. To safeguard the character and appearance of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011 Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development for the conversion of the curtilage listed barns the following details shall be submitted to and approved in writing by the Local Planning Authority; i) Submission of a schedule of works for approval. Please include details of repair and wall and roof treatments. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

All new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.

The rooflights hereby approved shall be set flush with the plane of the roof in which they are to be inserted. To safeguard the special architectural or historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy and Policy CON3 of the South Oxfordshire Local Plan 2011.
