The exterior of the development hereby permitted shall only be constructed in the materials specified on the plans hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

The development hereby permitted shall only be used for the purposes of self-catered commercial holiday letting as follows: -The cumulative total of all lettings that exceed 31 continuous days shall not exceed more 155 days; and; -The property must be available for letting as furnished holiday accommodation for at least 210 days of the year. Reason: To ensure the development maintains the commercial use of the existing building in accordance with saved policy E8 of the South Oxfordshire Local Plan 2011 and to ensure the permission does not result in the creation of a private dwellinghouse in a location that the Council would not permit private residential properties in accordance with policy CSR1 of the South Oxfordshire Core Strategy, and in accordance with Paragraph 55 of the NPPF.

No buildings shown on the Site Plan (Plan KCC1899/12) shall be used for the purposes of accommodating livestock, nor for buildings assocaited with such use, including the storage of slurry. Reason: To ensure the development is not subject to nuisance from the wider site's existing agricultural use and to ensure compliance with saved policy A2 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the development hereby approved, the parking areas shall be provided in accordance with the approved plan KCC1899/13 and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
