Conditions / Refusal Reasons
Given the design, scale and position of the building and the feature bay windows fronting onto the banks of the River Thames, inside of the conservation area the proposed replacement windows form a prominent feature on the existing riverside. UPVC joinery details of the type and design proposed are uncharacteristic of the existing building and the surrounding conservation area. The proposed development would have a negative impact upon the character and appearance of the existing property, site, riverside location and surrounding conservation area. As such, the proposal would be contrary to Policies C3, CON7, D1 and G2 of the South Oxfordshire Local Plan, Policies CS1, CSQ3 and CSHEN1 of the South Oxfordshire Core Strategy, advice from the South Oxfordshire Design Guide and to Government guidance in the National Planning Policy Framework.
