The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P18/S2000/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 3454 102, 3454 202, 3454 203, 3454 101, 3454 201 and 3454 200, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing dwelling. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H13 and D1 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development the submitted Flood Risk Statement dated 26 January 2018 shall be amended accordingly to indicate a flood level of 38.61m OD (1:100 yr) or 38.89m OD (1:100 + cc), together with confirmation that the steps to be provided will allow unobstructed flow of water through them and amended elevations shall be provided indicating flood levels on them. These details shall be submitted to and agreed in writing by the Local Planning Authority prior to the commencement of development and thereafter implemented as approved. Reason:To protect the building and its occupants from the risk of flooding and to prevent an increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with Policy EP6 of the adopted South Oxfordshire Local Plan.
