That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 710 REV B, 210 REV D, 01 REV C, 02 REV D, E723 SK01, E723 18 1 REV C, E723 18 2 REV C, E723 18 3 REV C and GL0820 03E, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P18/S0489/DIS

The exterior of the development hereby permitted shall only be constructed in the materials specified in the schedule of materials hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. Prior to opening the Development herby permitted to the public the Calvin Thomas Way, Vehicular Access must be constructed to the satisfaction of the Local Planning Authority in accordance with Drawings submitted to and approved by the Local Planning Authority prior to commencement of Development. Prior to first opening to the public of Development vision splays measuring 2.4 metres by 43 metres shall be provided to each side of the access and the vision splays shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as measured from carriageway level or as agreed in writing by the Local Planning Authority Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Prior to opening to the public the part of the roads and footways serving the Development (apart from the wearing course) have been constructed to the satisfaction of the Local Planning Authority in accordance with Drawing(s) submitted to and approved by the Local Planning Authority prior to commencement of Development. Reason: In the interest of highway safety and to provide reasonable living conditions for residents during construction work in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

Prior to the use or occupation of the new development, the turning space shown on approved drawing number Drawing AAH5388 02 Revision D shall be constructed to enable motor vehicles to enter the site, turn around and leave in a forward direction. The turning space shall be constructed to prevent surface water discharging onto the highway. Thereafter, the turning space shall be kept permanently free of any obstruction to such use. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Before first opening of the Development to the public hereby permitted the site access road shown on Drawing no. E723-18-1Revision C shall be laid out, constructed and drained in accordance with detail submitted to and approved by the Local Planning Authority before commencement of development Reason:- To ensure a satisfactory standard of construction safe to users in accordance with Policy T1 of the South Oxfordshire Local Plan 2011 and the site access road and car parking is satisfactory drained in accordance with Policy

Upon first opening for public use access to the Development from the primary residential street shall be in accordance with Drawing no. E723-18-1 Revision C until completion of Plots 47-49 or as otherwise agreed in writing by the Local Planning Authority. Reason:- To ensure a satisfactory standard of construction safe to users in accordance with Policy T1 of the South Oxfordshire Local Plan 2011 and the site access road and car parking is satisfactory drained in accordance with Policy

Prior to commencement of Plots 47-49 the turning movements shown indicatively on Drawing no. E723-182-2 Revision C and Drawing no. E723-18-3 Revision C shall be submitted to and approved to be in accordance with the approved design details of the primary residential street by the Local Planning Authority. Upon completion of Plots 47-49 turning movements should be carried out in accordance with the agreed drawings or as otherwise agreed in writing by the Local Planning Authority Reason:- To ensure a satisfactory standard of construction safe to users in accordance with Policy T1 of the South Oxfordshire Local Plan 2011 and the site access road and car parking is satisfactory drained in accordance with Policy
