That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, Location and Block Plan W1320-20A and Proposed Plan and Elevation Drawing W1320-22B, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Prior to the commencement of works to modify the roof of the garden room building in accordance with approved Drawing W1320-22B a photograph of a clay tile sample to be used in the modification works, accompanied by a written specification shall be submitted to and approved in writing by the Local Planning Authority. The materials to be used shall be of a type and colour that is sympathetic with the character and setting of the listed building.
Reason: In the interests of the visual appearance of the development in accordance with policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027; policies G2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011; and policies ESDQ16, SEDQ17 and ESDQ20 of the Thame Neighbourhood Plan .
That works to modify the roof of the garden room building in accordance with approved Drawing W1320-22B shall be completed within 9 months of the dated of this permission.
Reason: To ensure that work required to render the development sympathetic to the character and setting of the adjacent listed building and surrounding area are undertaken in a timely fashion in accordance with policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027; policies G2, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011; and policies ESDQ16, SEDQ17 and ESDQ20 of the Thame Neighbourhood Plan .
