The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
That all external materials to be used for the works hereby approved shall be of the same colour, type and texture as those used on the existing building(s) or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of safeguarding the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011
Prior to the commencement of the relevant works hereby approved a detailed method statement for the new opening from the listed building into the extension including mortar and plaster specifications shall submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details.
Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.
