Conditions / Refusal Reasons
The application site comprises an area of countryside beyond the edge of the built up area of Sydenham. The proposed development would fail to respect the rural character and appearance of the site and its surroundings and the landscape setting of the village. The proposal through its layout and tight urban form would also fail to respect the settlement pattern of the adjacent built form. Therefore the proposal is contrary to policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy, policies G2, G4, C4, H4 and D1 of the South Oxfordshire Local Plan 2011, and guidance contained within the National Planning Policy Framework.
