Having regard to the cumulative depth and width of the additions to the rear of the property, the ground floor extension now proposed would unacceptably erode the historic form and character of the property and the wider terrace. As such, the scheme would fail to preserve or enhance the character of the Henley Reading Road Conservation Area. The proposal is therefore contrary to Policy DSQ1 of the Joint Henley and Harpsden Neighbourhood Plan; Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy and Policies H13, D1 and CON7 of The South Oxfordshire Local Plan 2011.
Having regard to the height and depth of the proposed extension and its proximity to the boundary with no. 15 Boston Road, there would be an unacceptable impact upon the outlook from the garden and kitchen area at that property. The overbearing impact of the proposed extension would be contrary to Policies H13, G2 and D4 of the South Oxfordshire Local Plan 2011 and advice within the adopted South Oxfordshire Design Guide.
