The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

The repair and maintenance to the timber floors of the ground floor hallway and passageway to the kitchen and snug hereby permitted shall be complete in accordance with the method statement for the floor's restoration submitted as part of this application or in materials and details which shall previously have been approved in writing by the Local Planning Authority.
Reason: To protect and preserve the historic fabric of the listed dwellinghouse, in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.
All panelling from the rear dining room shall be carefully removed and stored on site, ready for repair and reinstatement whilst the area is investigated as to the cause of decay. All works required to remedy the problem shall then be submitted to the Local Planning Authority under a separate and subsequent application for listed building consent.
