Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP101, OP102, ELCC 03, ELCC/06B, ELCC 02B, ELCC 07C, ELCC 04E and ECC 01E, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The development hereby permitted shall be carry out in strict accordance with the details stated within the amended Design & Access Statement including Heritage Statement produced by Morgan Architectural Design dated October 2017 unless otherwise previously approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development and to protect the special architectural and historic interest of the listed building in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, CON2, CON3 and H13 of the South Oxfordshire Local Plan 2011.
The tree protection details as shown on the approved tree protection plan drawing number 02737P_TPP_01, as shown within the Arboricultural Impact Assessment produced by Tamla Trees Consulting Arborists (Ref 02737Rv2) dated November 2017, shall be implemented prior to any on site works including demolition and thereafter retained in situ for the duration of development.
Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011
