Conditions / Refusal Reasons
The development to which this permission relates shall be begun within three years of the date of issue of planning permission P16/S2140/FUL (19/10/2016). Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 149_A_3302_C, 149_A_3301_C, 149_A_3300_C, 149_A_3203_D, 149_A_3202_D, 149_A_3201_D, 149_A_3200_D, 149_A_3102_D, 149_A_3101_D, 149_A_3100_D, 149_A_1010_E, 149_A_1351_D, 149_A_1350_D, 149_A_1253_E, 149_A_1252_G, 149_A_1251_E, 149_A_1250_E, 149_A_1102_B, 149_A_1101_E and 149_A_1100_F, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The development shall be constructed in accordance with the external material details approved under application P17/S2403/DIS, unless otherwise agreed in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G2, G6, D1 and H4 of the South Oxfordshire Local Plan 2011.

The development shall be constructed in accordance with the levels details approved under application P17/S2403/DIS, unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the development properly relates to the levels of adjoining development in the interests of amenity and in accordance with Policies G2, G6, D1 and D4 of the South Oxfordshire Local Plan 2011.

The development shall be constructed in accordance with the existing means of access onto Station Road being improved and laid out and constructed strictly in accordance with the local highway authority's specifications approved under application P17/S2403/DIS, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The development shall be constructed in accordance with the parking details approved under application P17/S2403/DIS, unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

The development shall be carried out in accordance with the tree protection measures approved under application P17/S2403/DIS, unless otherwise agreed in writing by the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development. Reason: To safeguard trees which are visually important in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country (General Permitted Development Order) 2015 (or any Order revoking or re-enacting that Order), no development as specified in Schedule 2, Part 1, Classes A - Extensions, B - Roof Extensions, E - Outbuildings shall be undertaken without the prior written permission of the Local Planning Authority. Reason: The specific circumstances of this site warrant the Local Planning Authority having control over any further development as specified in the condition in the interests of amenity and in accordance with Policies G2, G6, D1, D2, D4 and H5 of the South Oxfordshire Local Plan 2011.

The development shall be constructed in accordance with the refuse details approved under application P17/S2403/DIS. The agreed details shall be retained thereafter. Reason: to ensure adequate provision for the management of waste in accordance with Policies G2, D10 and H5 of the South Oxfordshire Local Plan 2011.
