The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 1724-(71) 01, 1724-(02) 01, 1724-(02) 02, 1724-(02) 03, 1724-(05) 01, 1724-(05) 02, 1724-(05) 05, 1724-(01) 02, 1724-(01) 01, 1724-(04) 01, 1724-(SU) 400, 1724-(01) 03, 1724-(06) 01, 1724-(03) 01, 1724-(04) 02 B and 1724-(04) 03 B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Prior to the commencement of the relevant part of the works, a detailed specification of the type, design and external finish of all windows and external doors shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan and Policy CSEN3 of the South Oxfordshire Core Strategy.

Prior to the commencement of the relevant park of the works, details of the proposed alterations to the lounge fireplace shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan and Policy CSEN3 of the South Oxfordshire Core Strategy.

Prior to the commencement of the relevant park of the works, a building record Level 2/3 (as per Historic England guidance), in accordance with a Written Scheme of Investigation, shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished and properly recorded, in accordance with Policy CON3 of the South Oxfordshire Local Plan and Policy CSEN3 of the South Oxfordshire Core Strategy.

Prior to the commencement of the relevant park of the works, a detailed working method statement for the proposed replacement of the beam over the carriageway shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the works shall be carried out in accordance with the approved details. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan and Policy CSEN3 of the South Oxfordshire Core Strategy.

All other works of making good to the retained historic fabric shall be carried out in materials to match the existing, unless an alternative is otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan and Policy CSEN3 of the South Oxfordshire Core Strategy.

Notwithstanding the details contained on drawing 1724-(04) 02 B, the historic door to bathroom 2 shall not be removed or replaced, and shall only be raised by a maximum of 60mm if necessary. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan and Policy CSEN3 of the South Oxfordshire Core Strategy.
