The proposal would result in the loss of a category A Lime tree that is protected by a Tree Preservation Order. The protected tree makes a positive contribution to the character and visual amenities of this part of the Chilterns Area of Outstanding Natural Beauty (AONB). As such its loss would have a detrimental impact on the character and appearance of the AONB and the proposal is contrary to the National Planning Policy Framework, policy CSEN1 of the Core Strategy, policy C9 of the adopted South Oxfordshire Local Plan 2011, the South Oxfordshire Design Guide 2016 and BS 5837, 2012 Trees in Relation to Design, Demolition and Construction.
