Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, TPP-001, 1501-T01, 1501-02A, 1501-04, 1501-01A, 1501-03 and 1501-05A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Unless otherwise agreed in writing by the Local Planning Authority, the materials to be used in the external finish of the approved dwelling shall be in accordance with the Schedule of Materials accompanying the application submission.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and H4 of the South Oxfordshire Local Plan 2011.
Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan (drawing no.1501-01 rev A) and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times.
Reason: In the interests of highway safety and in accordance with Policies G2, D2, H4, T1 and T2 of the South Oxfordshire Local Plan 2011.
Prior to the commencement of any site works or operations relating to the development hereby permitted, all trees within and adjacent to the site shown to be retained shall be protected in accordance with the measures set out within the approved arboricultural method statement and accompanying plan.
The agreed measures shall be kept in place during the entire course of development.
Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9, D1 and H4 of the South Oxfordshire Local Plan 2011.
Unless otherwise agreed in writing by The Local Planning Authority, the window sill of the first floor bedroom window in the south-east elevation of the dwelling hereby permitted shall be at a minimum of 1.7m above the internal floor level of the room.
Reason: To ensure that the development is not unneighbourly in accordance with Policies G2, D4 and H4 of the South Oxfordshire Local Plan 2011.
Prior to the first occupation of the dwelling hereby approved, the static caravan and any ancillary works and structures shall be removed from the site and the land reinstated to its former condition.
Reason: In the interest of the visual amenity of the area in accordance with Policies G2, D1 and H4 of the South Oxfordshire Local Plan 2011.
