Conditions / Refusal Reasons
a) This consent expires 3 years from the date hereof.
b) Any advertisements displayed and any site used for the display of advertisements shall be maintained in a clean and tidy condition to the reasonable satisfaction of the Local Planning Authority.
c) Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition.
d) Where an advertisement is required under these Regulations to be removed, the removal shall be carried out to the reasonable satisfaction of the Local Planning Authority.
e) No advertisement is to be displayed without the permission of the owner of the site or any other person with an interest in the site entitled to grant permission.
f) No advertisement shall be sited or displayed so as to obscure or hinder the ready interpretation of any road traffic sign, railway signal, or aid to navigation by water or air, or so as otherwise to render hazardous the use of any highway, railway, waterway or aerodrome (civil or military).
Reason: To comply with the requirements of Regulation 14 of the Town and Country Planning (Control of Advertisements) Regulations 2007..
This permission shall be for a limited period of 3 years or until the construction and sales activity at the site is completed, whichever shall first occur. After such time the advertisement boards and flags hereby approved shall be removed.
Reason: The use of the site for the permanent display of advertisements would be detrimental to the visual amenities of the area in accordance with Policy AD1 of the South Oxfordshire Local Plan 2011.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP102, OP103, 4, 14090 and OP101, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The advertisements to which this consent relates shall not be displayed in addition to or in combination with any part of the advertisements granted consent under reference P17/S0512/A. Accordingly, this consent shall be an alternative to the previous consent so that either, but not both, may be implemented.
Reason: To protect the character and appearance of the Winterbrook Conservation Area from an unnecessary proliferation of signage in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON7 and CON8 of the South Oxfordshire Local Plan 2011.
