Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P17/S3288/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 02111691, SMM17/301, SMM17/202, SMM17/201 and 02111690, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

That the relevant works hereby approved shall not commence until a detailed specification of the type, design and external finish of the ground floor window in the North elevation of the central range has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of safeguarding the character of the listed building in accordance with South Oxfordshire Core Strategy Policy CSEN3 and South Oxfordshire Local Plan Policy CON2 and CON3.

That the approved works of alteration, repair or covering over shall not take place on site prior to the making of a record to a level (as per the levels set out within Understanding Historic Buildings: A Guide to Good Recording Practice, Historic England, 2016) to be agreed with Historic England and the Local Planning Authority. This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: The proposed works offer the opportunity to better understand the archaeological and historic importance of the grade II* listed building prior to its alteration in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
