Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, PL02, PL03, PL04 and PL01, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

All planting beds and pergola structures must be freestanding from the wall. Reason: To safeguard the historic fabric of the curtilage listed wall in accordance with policy CSEN3 of South Oxfordshire Core Strategy and policies CON10 and CON5 of the South Oxfordshire Local Plan 2011.

All seating below the bay windows internally should be freestanding or reversible and not connected into historic fabric. Reason: To safeguard the historic fabric of the Listed Building in accordance with policy CSEN3 of Core Strategy and policies CON10 and CON5 of the South Oxfordshire Local Plan 2011.
