The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To secure the proper planning of the area in accordance with Development Plan policies.
Sample panels of facing brickwork and flintwork showing the proposed colour, texture, facebond (to be English bond) and pointing shall be provided on site and approved in writing by the Local Planning Authority before the commencement of development. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panels.
Reason: In the interest of the visual appearance of the development in accordance with Policies G2, G6, CON7, D1 and H13 of the South Oxfordshire Local Plan 2011.
The tree protection details as shown on the approved Arboricultural Report (Date September 2017), Tree Protection Plan (Date 27/09/17) and the foundation design set out in the submitted foundation plans (17108 DSK -01, 17108 DSK 02 and 17108 DSK-10) shall be put in place prior to any on site works including demolition and thereafter retained in situ for the duration of development.
