That those buildings shown to be demolished on the plans accompanying the application shall be demolished, and any demolished material which is not to be utilised in the new development shall be removed from the land, before the development hereby permitted commences, and this provision shall apply unless an alternative scheme for the phased demolition of the building(s) and removal of materials is first submitted to and approved in writing by the Local Planning Authority. Reason: To ensure satisfactory comprehensive development and to protect the openness of the Green Belt in accordance with Policy CSQ3 and CSEN2 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and GB4 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of the development hereby approved, a schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without obtaining planning permission for the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of amenity and to protect the openness of the Green Belt in accordance with Policy CSQ3, CSEN2 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and GB4 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without obtaining planning permission for the Local Planning Authority.

Prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan SP07 and shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be implemented strictly in accordance with the measures outlined in sections 7.6 to 7.13, inclusive, of the supporting Preliminary Bat Survey and Bat Emergence Survey Report (4 Acre Ecology, 20/11/2017). Any variation from the approved details shall be agreed in writing by the Local Planning Authority prior to any such changes being implemented.
