Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P17/S3122/DIS

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP101, 05, 03, 04, 10, TSP01, TPP01, A3-01-P3, A1-09-P2, 393-1B and 11-P2, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The exterior of the works hereby permitted shall only be constructed in the materials specified on the plans hereby approved to match the existing dwelling, or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: To ensure that the special historical or architectural qualities of the grade II listed building are not diminished, in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the South Oxfordshire Core Strategy 2027.

That prior to the removal of the existing windows from their openings, joinery details for the proposed new windows shall be submitted to the Local Planning Authority for written approval. These should include scale cross sections, including details of glazing and glazing bars. The works shall thereafter be carried out in accordance with the approved details. Reason: To ensure that the special historical or architectural qualities of the grade II listed building are not diminished, in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the South Oxfordshire Core Strategy 2027.

That the front door, doorcase, surround and canopy shall be reused within the newly made door opening unless otherwise agreed in writing with the local planning authority. Any necessary repair or refurbishment will be carried out in materials to match. Reason: To ensure that the special historical or architectural qualities of the grade II listed building are not diminished, in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the South Oxfordshire Core Strategy 2027.

That in all other respects, materials used in the repair and refurbishment of the house, lychgate and wall will match those used in the construction of the existing fabric unless otherwise stated on the plans, or agreed in writing with the Local Planning Authority. Reason: To ensure that the special historical or architectural qualities of the grade II listed building are not diminished, in accordance with Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the South Oxfordshire Core Strategy 2027.
