Having regard to the position, size, scale and inappropriate design of the proposed garage building, the development would be unduly prominent and intrusive in the street scene. The proposal would be at odds with the built form and generally open frontages along Peppard Road, contrary to Policy D1 of the Sonning Common Neighbourhood Plan, Policy CSQ3 of the South Oxfordshire Core Strategy 2027, Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011 and Section 6 of the Householder Technical Guidance SPD.

The construction works within the Root Protection Area (RPA) of the mature Copper Beech tree at the adjacent property are likely to result in its premature death. As the tree is of high quality, with significant arboricultural and landscape value, its loss is contrary to Policy CSEN1 of the South Oxfordshire Core Strategy, Policy C9 of the South Oxfordshire Local Plan 2011, BS 5837 2012 and advice within the South Oxfordshire Design Guide.
