Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC-001, BLO-001, PE 001, PE-002 and PE-003, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The 1.2 metre pickett fence, as approved must be in materials as shown on drawing PE-002 and the 2.8 metre interwoven fencing, as approved must be in materials as shown on drawing PE-003.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON7 and D1 of the South Oxfordshire Local Plan 2011.
In order to protect the current trees on site, the following must be complied with;
1) No roots greater than 25mm are to be severed or damaged, if roots 25mm and over are encountered the post whole will need to be relocated.
2) Before pouring any concrete, the post wholes must be lined with a non-permeable plastic lining, to stop it leaching in to the soil poisoning tree roots.
3) All works are to be done using hand tools only, no mechanical excavators are to be used on site.
Reason: To safeguard trees which are visually important in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policy C9 of the South Oxfordshire Local Plan 2011.
