Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, OP1, OP2, PRP01, R742.05, R743.03D and R743.07B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The landscaping scheme as shown on the approved plan R743.07B shall be implemented prior to the first use of the approved development and thereafter be maintained in accordance with the approved scheme, including the need to replace any of the plants. Reason: To help to assimilate the development into its surroundings in accordance with Policies CSEN1 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, R10 and D1 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall only be used for private recreational equestrian purposes by the occupiers of Kidmore Farm and shall not be used for any commercial activity, including hiring, hacking, livery or tuition. Reason: To meet the particular needs of the applicant and to avoid the introduction of a commercial use in this rural location, in accordance with Policies CSS1 and CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1, T2 and R10 of the South Oxfordshire Local Plan 2011.

No external lighting shall be installed in connection with the development hereby approved, including lighting fixed to existing buildings or other structures unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the site and the amenity of neighbouring occupiers in accordance with Policies CSS1 and CSEN1 of the South Oxfordshire Core Strategy 2027 and Policies G2, G4, C4, D1, EP3 and R10 of the South Oxfordshire Local Plan 2011.
