That having regard to the size, bulk, siting and design of proposed replacement dwelling, its location in relation to the neighbouring properties and within the North Wessex Downs Area of Outstanding Natural Beauty, the proposal represents an unacceptable form of development for the following reasons:
- The size, bulk and siting of the dwelling creates an oppressive form of development that would detract from the residential amenity of occupants of Cherry Orchard and Copse Close;
- The size, bulk and design would detact from the natural beauty and scenic quality of this part of the North Wessex Downs Area of Outstanding Natural Beauty.
As such the proposal would be contrary to Policies CSEN1 and CSQ3 of the adopted South Oxfordshire Core Strategy and Policies D1, G2, and H12 (iv) and (v) of the adopted South Oxfordshire Local Plan.
