Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC01 and BLO 001, and in accordance with the details contained within the documentation submitted to support this application, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

The grade II listed boundary wall shall be re-built to match that of the existing wall. Where replacement materials are required, these materials shall match the materials used in the construction of the existing grade II listed boundary wall. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the South Oxfordshire Core Strategy 2027.
