Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 233-17-11, 233-17-13 Rev B and 233-17-12 Rev B, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the materials to be used for the external walls and roofs of the development hereby approved shall be of the same colour, type and texture as those used on the existing building. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies D1 and H13 of the South Oxfordshire Local Plan 2011.

That no materials, plant, vehicles, temporary structures or excavations of any kind should be deposited / undertaken on or adjacent to the Public Right of Way that may obstruct or dissuade the public from using the route whilst development takes place. Please note that any accidental damage to the surface of the path caused by the construction / demolition traffic or the general wear and tear caused by vehicles accessing or servicing the completed property will be, with our prior agreement, the responsibility of the applicants, their contractors or the occupants of the property to put right / make good. Reason: To retain the Public Right of Way, in accordance with Policy G4 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the approved side extension, parking provision must be provided on the site, as shown on submitted parking plan shown on drawing 233-17-13 Rev B. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policy T2 of the South Oxfordshire Local Plan 2011.

The first floor bedroom window in the south west facing elevation of the first floor extension, hereby permitted shall be glazed in obscure glass with a minimum of level 3 obscurity, and shall be fixed shut with the exception of a top hung openable fanlight, prior to the first occupation of the accommodation and it shall be retained as such thereafter. Reason: To ensure that the development is not unneighbourly in accordance with Policies D4 and H13 of the South Oxfordshire Local Plan 2011.
