Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, GRA2 0.10, GRA2 0.20, GRA2 0.40B and GRA2 1.40B, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.

Notwithstanding the details shown on the submitted drawings the size and location of the opening will be confirmed following works of opening up. These works of opening up will be carried out by hand and consist of the removal of modern finishes to the wall. Following these works of opening up, the exact nature and details of the opening will be agreed in writing by the Local Planning Authority. Reason: To ensure that the special historical and architectural qualities of the grade II listed building are not diminished, in accordance with Policy CON3 of the South Oxfordshire Local Plan 2011 and Policy CSEN3 of the South Oxfordshire Core Strategy 2027.
