Conditions / Refusal Reasons
The proposed development, by reason of its siting, height, scale and design would result in an incongruous form of development. The development would be out of keeping with the open character and appearance of the surrounding street scene. The development would be contrary to the National Planning Policy Framework, policy CSQ3 of the South Oxfordshire Core Strategy, saved policies D1, H13 and G2 of the South Oxfordshire Local Plan and the South Oxfordshire Design Guide (2016).
The development would by reason of its scale, height and proximity to neighbouring property No.42 Elderdene result in an overbearing form of development to the detriment of the amenity of these occupants. As such the development would be contrary to the provisions of Policy H13 of the South Oxfordshire Local Plan, the South Oxfordshire Design Guide (2016) and the National Planning Policy Framework.
