Conditions / Refusal Reasons
The proposed development, by reason of its prominent position and contrived design is considered to be harmful to the visual amenity and character of the existing dwelling and surrounding area. It would also be a cramped form of development, and fail to conserve the character of the local area and the landscape setting of the AONB. As such, the proposal would be contrary to Policies CSQ3 and CSEN1 of the South Oxfordshire Core Strategy; Policies C9, G2, D1 and H13 of the South Oxfordshire Local Plan 2011 and Policy D1 of the Woodcote Neighbourhood Plan and advice contained within the South Oxfordshire Design Guide 2016.
