That particularly having regard to its size and siting in close proximity to the boundary of the adjoining properties, No. 26 and No 30 Oxford Crescent, the first floor extension would have an overbearing effect upon those adjoining properties and the development would be intrusive and unneighbourly and be detrimental to the amenity of occupants of those properties. As such the proposal would be contrary to saved policies G2 and H13 of the South Oxfordshire Local Plan and advice contained in the South Oxfordshire Design Guide.
