Description
Demolition of existing brick built conservatory, single storey rear extension, linked garage and side porch, subsequent erection of two storey side extensions to provide additional living accommodation (As amended by drawings received 6 July 2017 omiting the rear extension).
Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 16-012-M-001, 16-012-S-001, 16-012-S-002, 16-012-F-021 A and 16-012-F-022 A, except as controlled or modified by conditions of this permission.
Reason: To secure the proper planning of the area in accordance with Development Plan policies.
The exterior of the development hereby permitted shall only be constructed in the materials specified on the planning application forms hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority.
Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011.
That the existing conservatory on the rear elevation shown to be demolished on the plans accompanying the application shall be demolished, and any demolished material which is not to be utilised in the new development shall be removed from the land.
Reason: To ensure satisfactory comprehensive development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without obtaining planning permission for the Local Planning Authority.
Reason: To protect the openness of the Green Belt in accordance with Policies CSEN2, CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H12 and GB4 of the South Oxfordshire Local Plan 2011.
The development to which this permission relates shall not be exercised in addition to or in combination with any part of the development granted planning permission under reference P15/S2331/HH. Accordingly, this permission shall be alternative to the previous permission so that either, but not both, may be implemented.
Reason: To protect the openness of the Green Belt in accordance with Policies CSEN2, CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, H12 and GB4 of the South Oxfordshire Local Plan 2011.
