The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 16088 FH L01, 16088 FH SU 01, 16088 FH SU 02, 16088 FH SU 03, 16088 FH P01 A, 16088 FH P02 B, 16088 FH P03 B, 16088 FH P04 C, 16088 FH P05 1 and 16088 FH P06, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P20/S1743/DIS, P20/S1937/DIS

Prior to the commencement of the development hereby approved, a schedule of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. Prior to the commencement of any works, full details of all new external joinery for the windows, doors, roof lantern and central staircase (including cross-section drawings at a scale of 1:20 or 1:10) shall be submitted to and approved in writing by the Local Planning Authority. The works shall be carried out in accordance with the approved details. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON13 and CON14 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the development hereby approved a detailed specification of any external ducts, flue pipes or means of external venting shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. No works shall take place on site prior to the making of a detailed record/implementation of a scheme of recording of the building(s). This must be carried out by an archaeological/building recording consultant or organisation in accordance with a written scheme of investigation which shall first have been submitted to and agreed in writing by the Local Planning Authority. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of development a method statement for the installation of new partitions to form bathrooms and the installation of new plumbing shall be submitted to and approved in writing by the Local Planning Authority. The approved method statement shall be complied with. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 of the South Oxfordshire Local Plan 2011.

All works of making-good shall match the existing original adjacent work in respect of materials used, detailed execution and finished appearance. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

That the eighteenth century window shall be reused within the opening shown to serve the dining room unless an alternative is otherwise agreed in writing with the Local Planning Authority. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Full details of any remedial works that are required following the removal of the render shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: As the building is of historic importance in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.
