Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 17-002-l01, 17-002-su01, 17-002-P01 and MWA.TPP.001, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the tree protection measures as set out in the submitted arboricultural statement and tree protection plan dated 11 March 2017, shall be implemented. Reason: To protect trees which are of amenity value and contribute to the visual amenity of the green belt in accordance with policy CSEN2 of the South Oxfordshire Core Strategy and policies C9 and GB4 of the South Oxfordshire Local Plan.

The development hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as High Tilt. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in harm to the openness and visual amenity of the green belt and inadequate standards of amenity and privacy contrary to policies CSEN2 and CSR1 of the Core Strategy and policies GB4 and H13 of the South Oxfordshire Local Plan 2011.
