Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO001, LOC-001, R750.01A, CMP-001, CMP-002 and OP1-001, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Prior to the commencement of the approved works, details of the self-closing airbricks and the submersible are required to be submitted and approved by the Local Planning Authority.
Reason: To protect the special architectural and historic interest of the listed building In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
That the flood gate fixings must be fixed into the mortar beds and not the historic bricks. All replacement plaster must be lime based breathable plaster to enable any residual moisture to escape. No cement or gypsum based plasters should be used internally.
Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON7 of the South Oxfordshire Local Plan 2011.
- All repointing should be in a lime mortar. No cement should be used
- The greenhouse should be replaced like-for-like as a timber structure supported on the brick plinth. The roof must sit below the tiled roof and follow the pitch of the existing porch
Reason: To protect the special architectural and historic interest of the listed building In the interests of the visual appearance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011
That the external materials for the gas store and sewage treatment system should be finished in appropriate brick to match the appearance of the bridge and main house.
