Having regard to the scale, height, mass, depth and design of the proposed two storey extension, the proposal would detract from the simple form of the dwelling and result in an incongruous and intrusive addition, which would considerably detract from the character and appearance of the existing dwelling and the surrounding area. As such, the proposal would be contrary to policies G2, D1 and H13 of the South Oxfordshire Local Plan 2011, policy CSQ3 of the South Oxfordshire Core Strategy and guidance within the South Oxfordshire Design Guide and the National Planning Policy Framework.
