These include replacement of plastic rainwater goods with aluminium equivalents, lowering of ground level around the rear and side elevation to allow wall to dry out and breathe, associated replacement of patio doors to remove rotten timber, allow for lowered ground level and significantly improve the quality of the joinery. New partition wall with internal oak door.
Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC01, BLO01, 4.1, 4.2, 4.3, 4.4., 4.5, 4.6, 5.1, 5.2, 5.5, 5.4, 6.1, 6.2, 6.3, 6.4, 6.5, 7.1, 7.2, 12.1, 6.6 and 11, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
The works hereby permitted shall only be constructed in the materials and using construction methods, specified on the plans and documents submitted with this application.
Reason: To safeguard the character of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.
