Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent.
Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, LOC01 and BLO01, except as controlled or modified by conditions of this consent.
Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies.
Details and specifications of materials to be used in replacement of lead roof.
Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
That the roughcast render will be removed using hand tools only and that following the removal of the render, a written proposal for works of making good to the exposed elevations will be submitted to the council and agreed in writing before works proceed.
Reason: To protect the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policy CON3 of the South Oxfordshire Local Plan 2011.
That only modern fabric (20th and 21st Century fabric only) will be removed from the fireplace in the living room and that this will be carried out using hand tools only unless otherwise agreed with the local planning authority. Following opening up works, a written proposal for the finish of the fireplace and any additions or such as grates, stoves, flues and chimney cowls will be put forward to the council and agreed in writing before works proceed.
