Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, BLO 001, 25877-2, PL-03, 25877-3, 25877-4, 25877-1, LOC-01, 258771-1, PL-02 A and PL-01 A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

The exterior of the extension hereby permitted shall only be constructed in the materials specified within the submitted Design and Access Statement hereby approved or in materials which shall previously have been approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policies CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.

Prior to the commencement of the works hereby approved details of the finish to be used for the extension to include details of how junctions and rebates will be treated shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policy CSQ3 and South Oxfordshire Local Plan Policies CON2 and CON3. The cheeks, face and roof of the dormer window(s) hereby permitted shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before works commences. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policy CSQ3 and South Oxfordshire Local Plan Policies CON2 and CON3. Prior to the commencement of the works hereby approved a detailed specification of any external ducts, flue pipes or means of external venting associated with construction of the first floor ensuite bathroom, including the position of the SVP shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the approved details. Reason: In the interests of safeguarding the character and appearance of the listed building in accordance with South Oxfordshire Core Strategy Policies CSEN3 and South Oxfordshire Local Plan Policies CON2 and CON3.
