The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, CDA100-SP, CDA100-01, CDA100-04A, CDA100-02, CDA100-05A, CDA100-LP, CDA100-03 and CDA100-06, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P17/S2191/DIS

All work carried out to 'make good' historic fabric disturbed by works associated with the development hereby approved, shall match the existing materials, texture and finish of Keepers Cottage. Reason: In the interests of the visual appearance of the development and to protect the special architectural and historic interest of the buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of all internal and external windows and doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development and to protect the special architectural and historic interest of the buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.

Prior to the removal or installation of the ground floor wc, hereby approved, a detailed specification of plumbing, pipework, routing and materials shall be submitted to and approved in writing by the Local Planning Authority and any such works shall be implemented in accordance with the subsequently approved details. Reason: In the interests of the visual appearance of the development and to protect the special architectural and historic interest of the buildings in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 and CON5 of the South Oxfordshire Local Plan 2011.
