The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, 16-008-101, 16-008-100, 16-008-200 A and 16-008-201 A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P17/S1456/DIS

That the development hereby approved shall not commence until a detailed specification of the type, design and external finish of the new window to the cellar has been submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

Details of proposals for the excavation of the basement, sump and pump system and tanking to include method statements and drawings, are to be submitted to and approved in writing by the Local Planning Authority prior to commencement of that element of the works. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

All new walls to be finished in cornicing and skirting boards to match the finishes of the adjacent work unless alternatives are otherwise agreed in writing. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.

All other works of making good to the retained fabric, are to be carried out in materials which match the existing finishes in terms of composition and appearance. Reason: In the interests of the visual appearance of the development in accordance with Policies CSEN3 and CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies CON3, D1 and H13 of the South Oxfordshire Local Plan 2011.
