The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P19/S1315/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, G15 5516 01 rev A, G15 5516 02, 5, G15 5516 04 D, 349504001001, G15-5516-01 Rev B, G15-5516-02, G15-5516-03 Rev F, G15-5516-04 Rev E, G15-5516-06 Rev A, G15-5516-07 Rev A, G15-5516-08 Rev A and G15-5516-09, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies.

That the development hereby approved shall not commence until a detailed method statement for the following elements of the work has been submitted to and approved in writing by the Local Planning Authority. - for construction of floor slab, underpinning and land drains; and - for fixing of delta membrane to masonry. Thereafter the development shall be carried out in accordance with the approved details. Reason: To safeguard the character and fabric of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

No development including site clearance stripping or demolition shall commence until a bat licence issued by Natural England pursuant to the Regulation 53 of The Conservation of Habitats and Species Regulations 2010 authorising the specified activity to go ahead has been submitted to and agreed in writing by the Local Planning Authority Local Planning Authority. Thereafter, approved measures shall be carried out and retained in accordance with the approved details. REASON: To protect the important species on the site, in accordance with Policy C8 of the South Oxfordshire Local Plan and the requirements of the NPPF.

All flue and vent outlets shown on the elevation plans should have a matt black finish. Reason: To safeguard the character and appearance of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

All repairs carried out to the listed building (roof, walls and timber frame) shall be carried out in materials of matching composition and appearance to those used in the construction of the original building. Reason: To safeguard the character and fabric of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Classes A, B, C, D, E, G or H of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To safeguard the character and appearance of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development Order) 2015 (or any Order revoking or re-enacting that Order) the erection or construction of gates, fences, walls or other means of enclosure as described in Schedule 2, Part 2, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To safeguard the setting of the listed building in accordance with Policy CEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON2 and CON5 of the South Oxfordshire Local Plan.

Prior to the first occupation of the development hereby approved a turning area and car parking spaces shall be provided within the curtilage of the site as shown on drawing no G15-5516-03 Rev F, so that motor vehicles may enter, turn round and leave in a forward direction and vehicles may park off the highway. The turning area and parking spaces shall be constructed, laid out, surfaced, drained and completed to be compliant with sustainable drainage (SuDS) principles in strict accordance with specification details to be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The turning area and car parking spaces shall be retained unobstructed except for the parking and manoeuvring of motor vehicles at all times. Reason: In the interests of highway safety and to ensure the provision of off-street car parking in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
