That, having regard to the depth and height of the proposed extension and its close proximity to the neighbouring property of number 91 Cherry Tree Road, the proposal would result in harmful loss of daylight in to the main living room area which would detract from the residential amenity of occupants of that property. The proposal is contrary to saved Policies H13 and D4 of the South Oxfordshire Local Plan 2011 and sections 6.2.2 and 6.3.3 of the adopted South Oxfordshire Design Guide.
