The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. Related application(s): P16/S4118/DIS, P18/S2707/DIS

That the development hereby approved shall be carried out in accordance with the details shown on the following approved plans, 4796 IN 02, 4796 DE 01, 4796 IN 01, 4796 DE 02, 4796 DE 05 and 4796 DE 03 A, except as controlled or modified by conditions of this permission. Reason: To secure the proper planning of the area in accordance with Development Plan policies. Related application(s): P18/S2707/DIS

Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015(or any Order revoking or re-enacting that Order), the enlargement, improvement or other alteration of any dwellinghouse as described in Schedule 2, Part 1, Class A of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of visual amenity in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027.

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking or re-enacting that Order) the provision within the curtilage of the dwelling of any building, enclosure or swimming pool as described in Schedule 2, Part 1, Class E of the Order shall not be undertaken without the prior written permission of the Local Planning Authority. Reason: To ensure the Local Planning Authority retains control over any future development as specified in the condition in the interests of visual amenity in accordance with Policy CSEN1 of the South Oxfordshire Core Strategy 2027.

The live / work units hereby approved are to be occupied solely as shared living and working space. The work units shall be used for uses falling within class B1 of the Town and Country Planning General Permitted Development Order 2015 only. The balance of living and working floor-space shall be maintained in accordance with that shown on the approved plans unless otherwise agreed in writing. Reason: In the interests of sustainability in accordance with national guidance in the NPPF and Planning Practice Guidance which aims to reduce the need to travel and to protect residential amenity.

Prior to the first occupation of the live/work units hereby approved, the junction with the A4130 shall be widened to allow for 2 vehicles to pass each other. These details shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of highway safety and in accordance with policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Subject to any modifications required as a result of condition 9, prior to the first occupation of the development hereby approved, the parking and turning areas shall be provided in accordance with the approved plan 4796.1 - DE - 01 and shall be constructed, laid out, surfaced, drained and completed, and shall be retained unobstructed except for the parking of vehicles associated with the development at all times. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

Prior to the first occupation of the live/work units hereby approved a parking plan shall be submitted to and approved in writing by the Local Planning Authority. This plan should demonstrate that the parking spaces shall confirm with dimensional standards and that the two parallel parking spaces located to the north of unit 2 meet standards and practicality. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.
