Prior to the commencement of the development hereby approved samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2 and D1 of the South Oxfordshire Local Plan 2011. Prior to the commencement of the development hereby approved details of refuse and recycling collection points shall be submitted to and approved in writing by the Local Planning Authority. The refuse and recycling collection points shall be implemented in accordance with the approved details prior to the occupation of the development hereby approved and retained thereafter. No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority an amended arboricultural survey and tree protection plan which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development. Prior to the commencement of development, a detailed scheme for the surface water and on / off site foul water drainage of the development shall be submitted to and approved in writing by the Local Planning Authority. No dwelling shall be occupied until the drainage infrastructure to serve that dwelling has been fully implemented. Reason: To ensure the effective drainage of the site and to avoid flooding (Policy EP1 of the South Oxfordshire Local Plan 2011

Prior to the commencement of any development (including demolition works), a Construction Method Statement shall be submitted to and approved in writing by the Local Planning Authority. The approved Statement shall be complied with throughout the construction period, and shall provide details of the following: 1. - vehicle parking facilities for construction workers, other site operatives and visitors; 2. - site offices and other temporary buildings; 3. - loading and unloading of plant and materials; 4. - storage of plant and materials used during construction; 5. - vehicle wheel washing facilities; 6. - measures to control the emission of dust and dirt; 7. - a scheme for recycling and/or disposing of waste materials arising from the demolition and construction works; 8. - installation and maintenance of security hoarding/fencing. Reason:- In the interests of visual and residential amenity and highway safety in accordance with Policies EP1, EP2 and T1 in South Oxfordshire Local Plan 2011

Before any of the dwellings hereby permitted are first occupied, the roads and footpaths serving those dwellings shall be laid out, constructed and drained in accordance with Oxfordshire County Council's Specifications. Reason: In the interests of highway safety and to ensure a satisfactory standard of construction and layout for the development, in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

The vision splays shown on the approved plan 15076/DN02B_PL101 P5 shall not be obstructed by any object, structure, planting or other material with a height exceeding or growing above 0.6 metres as measured from carriageway level. Reason: In the interest of highway safety in accordance with Policy T1 of the South Oxfordshire Local Plan 2011.

No dwelling shall be occupied until the parking and associated maneuvering and turning areas for that dwelling have been constructed in accordance with the approved plan. Thereafter the areas shall be retained unobstructed except for the parking of vehicles. Reason: In the interests of highway safety and in accordance with Policies T1 and T2 of the South Oxfordshire Local Plan 2011.

The development hereby approved shall be carried in accordance with Landscape Management and Maintenance Proposals 2134-Pil-RE-01 Rev P3. Reason: To help to assimilate the development into its surroundings in accordance with Policy CSQ3 of the South Oxfordshire Core Strategy 2027 and Policies G2, C9 and D1 of the South Oxfordshire Local Plan 2011.
