Due to the topography of the site and the excavation required for the proposed extension within the Root Protection Area of an adjacent protected tree, it is foreseeable that the proposed development would lead to significant root damage and the decline of this tree. Therefore, the proposal would be contrary to policies CSEN1 of the South Oxfordshire Core Strategy and C9 of the South Oxfordshire Local Plan 2011 and BS 5837, 2012 Trees in Relation to Design, Demolition and Construction.
