The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.

That the hedge to the west and north of the site shall be retained. The hedge along the front of the site shall be retained or reinstated unless otherwise agreed in writing by the local planning authority.
Reason To ensure that the semi rural character of the area and the special character of the adjacent conservation area is retained in accordance with policy CSEN3 of the South Oxfordshire Core Strategy and policies H12 and Con 7 of the South Oxfordshire Local Plan
