Conditions / Refusal Reasons
The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, COM02 and CMP03_RevA, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P17/S4275/DIS

Prior to the commencement of the works hereby approved, a schedule of all materials to be used in the external construction and finishes of the extension and works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy, Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and with the National Planning Policy Framework 2012.

All areas of making good to the existing gable end of the cottage shall be finished to match the adjacent stonework and mortar with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural and historic interest of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy, Policies CON2 and CON3 of the South Oxfordshire Local Plan 2011 and with the National Planning Policy Framework 2012.
