The use of the building and the related curtilage, including associated signage, parking and storage activities is harmful to the rural character of the site and the surrounding countryside, which is contrary to saved policies G2, G4, D2 and E5 of the South Oxfordshire Local Plan.

The use of the building and the related curtilage, including associated signage, parking and storage activities is harmful to the landscape character and scenic beauty of the North Wessex Downs Area of Outstanding Natural Beauty, which is contrary to policy CSEN1 of the South Oxfordshire Core Strategy and government guidance contained in the National Planning Policy Framework aimed at protecting valued landscapes with particular concern for Areas of Outstanding Natural Beauty.

The use of the adjacent unnamed track for purposes of access, parking and storage in connection with the office use represents an obstacle to the use and enjoyment of the footpath network by the general public, contrary to policy R8 of the South Oxfordshire Local Plan.
