The works hereby permitted shall be begun not later than three years from the date of this consent. Reason: To comply with the provisions of section 18(1) of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That the works hereby approved shall be carried out in accordance with the details shown on the following approved plans, CMP01, CMP02, CMP03 and CMP04 REV A, except as controlled or modified by conditions of this consent. Reason: To secure the proper planning of the historic environment in accordance with Development Plan policies. Related application(s): P17/S2675/DIS

That the installation of doors, windows and glazed link hereby approved shall not commence until a detailed schedule surveying the condition of each, and a detailed installation schedule of type, design and external finish of each, is submitted and approved in writing by the Local Planning Authority. The report shall confirm whether each window or door is to be repaired or replaced, and shall be accompanied by justification for such method in each case. The submitted information shall include details of any double glazing, detail and construction method, and shall include details of the juncture between the main building and the glazed link. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance and historic significance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011. Prior to work commencing on the cleansing and repointing of any stonework, hereby approved, a detailed method statement shall be submitted to and approved in writing by the Local Planning Authority. The statement shall detail the methodology, equipment and lime mortar mix, and thereafter the work shall be carried out in accordance with the approved method statement. Reason: In the interests of the visual appearance and historic significance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011. Prior to the installation of any replacement signage, annotated plans detailing the text, materials, dimensions and hanging mechanism shall be submitted to and approved in writing by the Local Planning Authority. Thereafter the development shall be carried out in accordance with the approved details. Reason: In the interests of the visual appearance and historic significance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Following any work or disturbance to original fabric as a result of the development hereby approved, including the infilling of the 'blackboard' under the sign marked on 'Existing plans and elevations as existing - Elevation 2' as 'timber / vent', the disturbed area shall be made good in materials, and finished, to match the construction of the listed building. Reason: In the interests of the visual appearance and historic significance of the development in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.

Prior to the commencement of work on the accommodation building hereby approved, a schedule of all materials to be used in the external construction and finishes of the accommodation building hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of the visual appearance of the development and setting of the listed building in accordance with Policy CSEN3 of the South Oxfordshire Core Strategy 2027 and Policies CON3 of the South Oxfordshire Local Plan 2011.
